2950 Jutland is a mixed residential and commercial project positioned along the Gorge Waterway. The streetside frontage responds to its urban context with a commercial edge defined by pavers, street trees, and structured planters that contribute to a walkable and active public realm. On the waterfront side, the landscape transitions to a more naturalized character, anchored by a series of integrated rainwater features. Above-ground cisterns collect roof runoff and power a rain-fed fountain, highlighting water as a visible and celebrated component of the site. All stormwater is treated on-site within linear rain gardens that filter runoff before it reaches the waterway. These planted systems also serve as a soft privacy screen between residential patios and the public waterfront walkway. Together, the landscape elements reinforce ecological function, enhance waterfront experience, and contribute to the cohesive identity of the Selkirk community.
